A Land Acquisition Specialist is responsible for finding and selling land that will eventually be developed as a residential or commercial property. They also organize the contracts for these transactions.

Their responsibilities include conducting land analysis, market research, and feasibility reports. Their duties may consist of negotiating land acquisition contracts and processing applications and permits.

Land Acquisition Specialist Responsibilities

  • Oversee all aspects of land acquisition projects.
  • Prepare financial reports including pricing, land analysis and market research.
  • Communicate fees to clients and determine the value of parcels of land.
  • Actively seek potential land acquisition opportunities and provide consultation to various internal departments.
  • Design work plans for the developer and internal team, estimating budgets and costs analysis associated with developing land.
  • Communicate at meetings and conferences and provide annual objective reports.
  • Review land acquisition contracts and ensure contractual terms are complete.
  • Examine properties that are not being used to their full potential and propose recommendations.
  • Investigate land details and due diligence to determine eligibility for land acquisition.
  • Prepare legal description necessary for property conveyance indicating any encumbrances affecting the property.
  • Manage land-related licensing, permitting and zoning processes including reporting, oversight of requirements and monitoring to ensure compliance.

Land Acquisition Specialist Qualifications

  • A Bachelor’s degree in business or a related field of study is preferred.
  • Ability to develop land acquisition plans.
  • Ability to multitask several projects at a particular time while staying highly organized.
  • Ability to work independently with minimal supervision.
  • Ability to work on a flexible schedule or a fixed schedule depending on employment.
  • Capability to travel to various locations when required and hold a valid driver’s license.
  • Possess excellent communication skills, effectively working closely with management, builders, or developers.
  • Continuously update skills to seek new methods and remain current in the field.
