What does a Construction Manager do?

A Construction Manager is a key member of a real estate developer or investment firm’s team, as they are responsible for overseeing all aspects of the company’s construction projects.

A Construction Manager is involved in all stages of the construction process from planning and budgeting to execution and completion. They ensure projects are delivered on time, within budget, and to the highest quality standards.

Construction Manager Responsibilities

  • Oversee and direct construction projects from conception to completion.
  • Develop a comprehensive construction management plan for each project.
  • Collaborate with architects, engineers, and contractors to ensure the project is completed on time and within budget.
  • Prepare detailed project budgets and cost analyses and continually monitor expenses and cash flow throughout the project.
  • Negotiate contracts with vendors and suppliers.
  • Assist with procurement as needed.
  • Oversee on-site construction activities to monitor progress, quality control, and safety compliance.
  • Communicate regularly with clients, investors, community members, and other stakeholders to provide updates and resolve conflicts.

Construction Manager Qualifications

  • Bachelor’s degree in construction management, architecture, engineering or related field.
  • At least five years of construction site management experience.
  • Expert knowledge and understanding of building products, site plans, and applicable construction rules, regulations, and quality standards.
  • Working knowledge of construction management software and tools, such as Procore, PlanGrid, P6, etc.
  • Ability to communicate effectively with all levels of staff.
  • Outstanding negotiation, organizational and problem-solving skills.
  • Competent in conflict and crisis management
  • Strong leadership skills.
